East Grinstead is two towns in one as far as building work goes. There is the medieval and Georgian High Street, which is about as demanding as domestic work in Sussex gets, and there is the large twentieth century town that grew around it, which is ordinary extension and conversion territory.
The High Street
East Grinstead has one of the best surviving runs of timber-framed buildings in the county, much of it medieval, along with Sackville College and a good deal of Georgian refronting. A large part of the town centre is a conservation area and many of the buildings are listed.
Work on these is restoration rather than building. Timber-framed structures move, and they are meant to. The damage tends to come from what was done to them later: cement render and hard pointing on walls that need to breathe, modern paints sealing the surface, and concrete floors poured against the base of frames that then rot at the sole plate.
Listed building consent applies to internal alterations as well as external ones, which regularly surprises people, and it is a separate application from planning permission.
The rest of the town
Most of East Grinstead is Victorian, interwar or postwar, and the work is what it is everywhere else: rear extensions, loft conversions, kitchens and bathrooms and replacement windows and doors. Plots on the older residential roads tend to be deep, which gives extensions room to work without swallowing the garden.
Planning
East Grinstead falls under Mid Sussex District Council, the same authority as Haywards Heath and Burgess Hill. That matters more than it sounds: it is the same local plan, the same validation requirements and the same case officers we are dealing with week in and week out, rather than a council we would be learning from scratch.
The town is roughly twenty minutes from our yard in Haywards Heath, straight up the B2028 or the A22.
