Builders in Bolney
Extensions, garden offices, annexes and kitchens in Bolney, plus careful work on the older houses around the church and village street.
Bolney is a small village just off the A23, with an older centre around the church and the village street, and farmhouses, cottages and larger houses spread out along the lanes. A good deal of the work here happens alongside the house as much as attached to it.
Older houses, altered many times
The older houses around the church and along the village street have mostly been altered many times, and not always well. Walls have been moved, fireplaces blocked, openings widened, and a good deal of it done before anyone worried about Building Regulations.
That means the first job on an older house here is finding out what is actually holding it up. Where we cannot tell without opening up, we say so, we explain what we will look at and why, and we agree any extra work with you before it goes ahead. See refurbishment and restoration.
Extensions and kitchens
The newer houses take the usual work, and plots here are often generous: rear extensions, loft conversions and designer kitchens, often opened up into the garden as part of the same job.
Garden offices and annexes
Bolney is a commuter village, handy for the A23 in both directions, and a lot of the people who live here now work from home at least part of the week. A properly built garden office, insulated, heated and wired, often makes more sense than squeezing a desk into a spare bedroom.
Annexes for family are the other common ask. The planning distinction matters here: an annexe used as part of the main house, by family who share its garden and its driveway, is treated very differently from one that could be let or sold on its own. We will help you work out which yours is before anyone draws it. See new builds.
Planning
Mid Sussex District Council, the same authority as Haywards Heath. Parts of the village and the countryside around it carry extra protections, so it is worth checking your own address before assuming anything is automatic.
The village is around ten minutes from our yard in Haywards Heath.

Straight answers
Working in Bolney
Do I need planning permission for a garden office?
Often not. Many garden offices fall under permitted development, depending on their height, how close they sit to the boundary and how much of the garden they cover. Sleeping accommodation or a separate annexe is a different matter. We will tell you which side of the line your plans fall before anything is drawn.
Can you get materials and machinery down the lanes?
Usually, but it is worth knowing before we price rather than after. On tight rural accesses we plan around smaller deliveries and stage the muck-away, which we would rather build into the programme than discover in week two.
